OUR RENTAL QUALIFICATIONS

We keep our application process straightforward!

1. Established Good Credit

  • 3 Forms of credit open 3 years or more and have good credit.
  • If you do not have established good credit, you must have a guarantor with established good credit.


2. Established Good Rental History

  • Must not have any Lease Agreement violations within the last 3 years. Inability to provide rental history for addresses showing on your credit report for the last 3 years will be an immediate disqualification.
  • If you do not have any rental history, you must have a guarantor with established good rental history.


3. Verifiable Income

  • Income must be at least 3 times the rent.
  • If you do not have verifiable income, you must have a guarantor with verifiable income.

PROCESS

Applying for your DCCR home is fast and easy

June 2026 – May 2027 Lease Term

During the month of October we will determine which properties will be available to lease for next year depending on whether or not current tenants decide to extend their leases for another year. As we learn which properties are available they will be posted to our website. On Monday, November 1 we will begin marketing and showing all of our available properties for the June 2022 - May 2023 lease term. 

 

How to Apply for One of Our Properties:

In order to view an available property an Application must be submitted online or in our office along with a valid form of identification.
If you are in a group your Applications must be submitted together and a group leader needs to be designated to represent the group.
Our office will schedule an appointment to view the property. Please do not disturb our current tenants.


If you decide to apply for a property, everyone in your group will need to submit a complete online Application* through our website and must attach the following documents:

 

 

Please name your attached documents appropriately.


Submission of all required documents and payment of the fee constitutes a complete Application.


Search our properties on our website and navigate to the property you want to apply for and tap/click Apply Now to begin the Application. Be prepared to attach your ID, the Guarantee of Lease Agreement, and your Guarantor's ID and pay the Application fee with a card. 


**If you do not meet our Rental Qualifications  a guarantor is required. If you’re applying with a group each individual who doesn’t qualify will need their own guarantor. The Guarantee of Lease Agreement form, completed by your Guarantor, and a photo ID of your Guarantor must be attached to the Application. 

If approved the original Guarantee of Lease Agreement form must also be hand delivered to our office or mailed to 330 W 5th St, Chico, CA 95928 or be e-signed prior to signing a lease. The form is found on the bottom of this page under Forms & Info. 


Processing and Approval of Applications:


We will only process complete Applications. Submission of all required documents and payment of the fee constitutes a complete Application.  If you’re applying with a group, your group’s Applications will not be processed until a complete Application is received from every member of the group. Once we have processed your Application(s), we will notify you whether you've been approved or disapproved.

If multiple parties are interested in a particular property, Applications will be processed in the order received and the first qualified applicant or group of applicants will be given the first opportunity to secure the property.


Securing the Rental Property and Signing of the Lease:



In order to secure the property you must make an appointment to sign the lease at our office and pay the security deposit at the time of the signing. The security deposit must be paid in one payment and in one form of payment; even if you are in a group we will only accept one check, one electronic check through our online payment system, one cashier’s check, or all cash. You have 3 days after being notified by our office that you’ve been approved to sign the lease and pay the security deposit. After 3 days has expired the property will be available to the next qualified applicants.

MAINTENANCE REQUEST

We make placing work orders simple—just use your Resident Portal! We pride ourselves on having a responsive maintenance team and we always follow up to ensure you're satisfied with the work.

  • When can I schedule a showing?

    Please contact us to schedule a showing. Please list the dates and times that work best for you and we will do our best to accomodate your schedule.

  • Who needs to fill out an application?

    Any adult over the age of 18 will fill out an application.

  • Do you run background checks?

    Yes. As part of your rental application, we will be requesting background checks from TransUnion that include a criminal, eviction, and credit history.

  • Do you require a security deposit?

    Yes, The amount will be one month’s rent.

  • How long is the lease term?

    Leases are for one year, with an option to renew.

  • How quickly can I move in?

    We will work to get you moved in according to the timeline that works best for you. Your move in date depends on the status of the property you will be leasing.

  • What does the tenant portal do?

    The Tenant Portal is an online tool provided for you at no cost. You will be able to:

    1. Pay your rent online.
    2. View your previous and upcoming payments.
    3. Add your renter's insurance information (if needed).
    4. Submit and track maintenance requests.
  • If something is broken, will you fix it?

    We will always fix everything that is our responsibility as outlined in your lease agreement.


    If there are any damages that are not covered, our maintenance team will make the repairs at an hourly rate.

  • How often is rent due and how can I pay it?

    Rent is due monthly on the 1st of each month. Late after the 3rd of the month.


    You are able to pay rent automatically online through credit card, debit card, or ACH (eCheck wire transfer).


    If ACH is available, the money will not leave your account immediately, so you will need to leave the balance in the account until the process is completed.


    Alternatively, you can drop off or mail a personal check, certified check, or money order to our office at any time.

  • How do I access my Tenant Portal?

    If the tenant portal is enabled for your property, you will receive an automated invitation to your email. You can also click here to watch a video on using the portal.
